Handyman in Arvada, Colorado

Home repairs, installs, and honey-do lists across Arvada — from Olde Town bungalows to the newer builds out west.

What I do here

Working in Arvada.

Arvada spans a lot of eras in a short distance. Olde Town and the streets around it hold small prewar and postwar bungalows with the quirks that come with age — plaster in places, original trim, and doors that have moved with the house. Head west and it becomes seventies through nineties subdivisions, then newer construction out past Indiana Street.

That range means the work varies more here than in most cities I cover. An Olde Town bungalow might need plaster repair, a door rehung, and original trim matched. A nineties two-story in West Woods is more likely to need drywall crack repair, fixture updates, and hardware that's simply worn out. Both are routine — they just call for different materials and a different approach. What every era of Arvada shares: water heaters top my call list here, with bathroom and kitchen remodels right behind.

Arvada runs from prewar bungalows near Olde Town through dense postwar ranch development in the central neighborhoods, into seventies-through-nineties subdivisions west of Wadsworth, and newer construction out toward Candelas and Leyden Rock. The older central housing tends toward plaster, original wood trim, and undersized electrical; the newer west side is conventional drywall construction where the issues are wear items rather than age.

Permit and inspection rules are set locally — Arvada’s are published by City of Arvada. I’ll tell you when a job needs one.

Who shows up

Hi, I'm Zack.

Fifteen years on the tools across the west Denver metro. When you call, you get me — not a dispatcher, not a rotating crew, and not a different guy than the one who quoted it.

I'm a licensed, insured general contractor, so I can take the whole job rather than the half of it a handyman is allowed to touch. I don't charge for drive time and materials get passed through at what I paid.

“Great work, great communication, great follow-through. I'm very impressed with the attic fan install Zack did, which involved long, hot work amidst blown-in insulation. He made himself available quickly and then stayed late to finish the job. Thanks Zack.”

Common questions

Arvada FAQs

Quick answers to the questions I hear most from Arvada homeowners.

Regularly. The older Arvada housing stock has its own patterns — plaster rather than drywall in some rooms, original trim profiles that need matching rather than replacing, and doors that have shifted enough over eighty years that the frame is out of square. All workable, all just slower than the equivalent job in newer construction.

Yes, and it's the single most common Arvada call I get. Repair, replacement, gas and electric both, connections included — with the repair-vs-replace math given straight before anything is decided. And bring the rest of the list while I'm there: a running toilet, a door that won't latch, a fan that rattles. Batching those onto the visit is far better value than booking separate trades.

Different, and generally easier. Newer construction means conventional drywall, standard-sized hardware, and modern electrical — so the calls tend to be wear items and upgrades rather than age-related repairs. Drywall cracks from settling are common in the first few years, and builder-grade fixtures are usually the first thing people want replaced.

Good — it's one of my priority areas and I'm out that way most weeks. Scheduled work is usually within a few days. Saturdays are available regularly if a weekday visit doesn't work with your schedule.
