Lighting is the cheapest renovation there is — a dated room with a new fixture and the right bulbs reads five years newer by dinner. Most of this work is straightforward swaps; the interesting jobs are the heavy chandelier, the vaulted ceiling, and the room that's never had an overhead light at all.
The approach
The swap itself is quick; the judgment is in the box and the weight. Standard boxes hold standard fixtures happily, but a substantial chandelier or a heavy drum fixture wants a box rated for the load — and dining-room boxes in the metro's older housing stock have been surprising people for decades. I check before hanging, and upgrading a box is minutes while the fixture's down. Two-story foyers and vaulted ceilings add ladder logistics rather than complexity; that's equipment I bring.
New locations are where this page earns its place: the kitchen that needs pendants over a new island, the dark hallway with no overhead anything, the closet you've been lighting by phone. Running a switched fixture where none exists is normal work here — power sourced sensibly, a switch leg to where your hand expects it, drywall patched after. As a licensed contractor the wiring is mine end to end, which turns 'we'd need an electrician for that' into part of the same visit.
Dimmer and LED pairing is the small detail that generates outsized annoyance. Modern LED fixtures flicker, buzz, or refuse to dim low on legacy dimmers — the fix is a dimmer rated for LED loads, matched to the fixture's driver. While a fixture's being hung is the moment to sort the switch too: dimmers where mood matters, three-ways where the room's always needed one, and smart switches where you want the porch light thinking for itself.
