The scope conversation happens before anything else. Plenty of rooms only need the cosmetic version — cabinets, hardware, tile, surfaces, updated fixtures — and I'll say so when that's true, because it's a fraction of the cost. When the job is bigger — moving a sink, relocating a drain, new circuits, opening a wall — I'm a licensed general contractor and that's exactly the work I take on. Either way I'll walk your space and price what your room actually needs, not the biggest version of it.

Cabinets are usually worth saving. Boxes on kitchens built from the 1980s onward are often plywood or decent particleboard and structurally fine — it's the doors, hinges, and drawer slides that have worn out. Rehanging doors on new soft-close hinges, replacing slides with full-extension hardware, and adding new pulls costs a fraction of new cabinets and reads as a different kitchen. If the boxes really are shot, I'll tell you that instead.

Bathrooms carry more risk than kitchens because of what's behind the tile. If a surround has soft spots, loose tile, or dark grout lines that never dry, there's usually water in the substrate and that needs opening up rather than tiling over. I'd rather find it on day one than have you discover it two years after paying for a nice-looking cover-up.
