Tankless Water Heater Installation & Repair in Lakewood, CO

Tankless is a genuinely better technology for a lot of households — endless hot water, lower gas bills, a footprint the size of a suitcase. It's also oversold to houses where the switch costs more than it returns. I install and service them, and I'll tell you honestly which kind of house yours is.

The approach

How I handle tankless water heater installation & repair.

The honest conversation first: converting from a tank to tankless is a bigger job than a tank swap, and anyone who quotes it like a swap is skipping steps. A tankless unit draws several times the gas of a tank when it's running, so the existing gas line is often undersized and needs upsizing. Venting is different too — most units want dedicated venting or a condensing setup with condensate drainage. None of that is a problem; all of it belongs in the quote up front. As a licensed contractor I do the whole conversion — gas, venting, water, mounting — as one job.

Where tankless shines is households that keep running out of hot water — back-to-back showers, big soaking tubs, laundry running while someone's bathing. The unit heats water as it flows, so there's no tank to empty. Where it's oversold is small households with modest usage: the gas savings are real but slow to repay the conversion cost. If a good conventional tank is the smarter money for your house, I'll say so — I install both.

The maintenance story matters more here than most places. Denver-metro water is hard, and scale is the number one killer of tankless units — it coats the heat exchanger, the unit works harder, efficiency drops, and eventually it fault-codes out. The fix is a descaling flush, roughly annually in our water. It takes about an hour with a pump and the right connections, and it's the difference between a unit that lasts ten years and one that lasts twenty.
