How I handle water heater repair & replacement.

The repair-versus-replace call comes down to age and what failed. A thermocouple, an igniter, or a heating element on a six-year-old tank is a repair — parts are cheap and the tank has life left. A leak from the tank body itself is a replacement, full stop: once the glass lining fails and the steel starts weeping, no part fixes it, and the next stage is a burst tank and a flooded utility room. I'll tell you which side of that line you're on before any money changes hands.

Denver-metro water is hard, and hard water is what kills tanks here. Minerals settle at the bottom of the tank, the burner has to heat through the sediment layer, the tank overheats, pops, rumbles, and wears out years early. If your water heater has started making noise, that's usually what you're hearing. A flush every year or two, and an anode rod swap when it's spent, are cheap habits that add real years — I'll check both any time I'm looking at a tank that's worth saving.

Replacements are done to current code, not just swapped like-for-like. Codes have moved since most tanks in the metro went in: expansion tanks on closed systems, proper temperature-and-pressure discharge routing, seismic strapping and drain pans where they're called for, and correct venting on gas units. As a licensed contractor I handle the whole job — gas, water, and venting — rather than leaving the parts of it that a handyman can't legally touch to a second contractor you'd have to find and schedule.
