A toilet problem is never a big job and never one worth living with. A running toilet quietly wastes hundreds of gallons a day, a rocking one is chewing through its wax seal, and a tired one clogs weekly out of spite. Every one of those is an hour or two of honest work.
The approach
Most toilet complaints trace to a handful of cheap parts. Running constantly is a flapper or fill valve. Ghost-flushing at 2am is a slow flapper leak. A weak flush is often rim jets furred shut by our hard water, or a water level set wrong. These are inexpensive rebuilds, and a rebuilt toilet works like new — which is exactly why I'll talk you out of replacing a solid toilet that just needs fifteen dollars of parts and an hour.
A rocking toilet is the one to take seriously. The wax ring that seals the toilet to the drain only survives if the bowl doesn't move; once it rocks, the seal shears, and water — the kind you don't want — seeps at the base or, worse, invisibly into the floor. The fix is usually straightforward: correct the flange, new wax ring, shim and set the bowl solid. The floor damage from ignoring it for a year is not straightforward. This is the cheap repair that prevents the expensive one.
Replacement, when it's earned, is worth doing thoughtfully. Modern toilets flush dramatically better on far less water than what most metro houses are carrying from the eighties and nineties. Comfort height versus standard, elongated versus round for tight rooms, and one-piece versus two — I'll walk you through what actually matters and skip what doesn't. You buy the toilet you like or I'll pick one up at cost; either way it goes in level, sealed, and solid.
