My toilet runs constantly. Is that worth a service call?
Yes, and faster than you'd think — a running toilet can waste hundreds of gallons a day, which shows up on a Denver Water bill. It's almost always a flapper or fill valve, both quick, cheap fixes. Batch it with anything else on your list and the visit pays for itself; I don't charge for drive time, so a short list is still worth sending.
Why does my toilet rock, and is it serious?
It rocks because the bolts, flange, or floor under it aren't holding it firm — and it's more serious than it feels, because every rock shears the wax seal that keeps drain water in the drain. Caught early it's a shim-and-reseal job. Ignored, it leaks under the flooring where you can't see, and the repair grows a subfloor line item. If yours moves at all, get it looked at.
Should I repair my old toilet or replace it?
If the porcelain is sound, repair is usually the better money — rebuilt internals make an old toilet work like new. Replacement earns its cost when the bowl or tank is cracked, when it's a chronic clogger by design, or when you're changing height or style anyway. Water savings alone rarely justify replacing a working toilet, and I'll tell you honestly which side yours lands on.
How long does replacing a toilet actually take?
About an hour for a straight swap where the flange is sound, longer if the flange is rusted or set below the finished floor. That flange is the thing that turns a quick job into a real one, and I can't see it until the old toilet is up. Westminster and Englewood houses of a certain age are where I find it most, so I'll always price that as a possibility rather than a surprise.
