The approach

How I handle plumbing & light fixtures.

Most of this category is swaps — a faucet for a faucet, a toilet for a toilet, a light for a light — and that covers the overwhelming majority of what actually goes wrong in a house. But it doesn't stop there. Where the job calls for a new line, a new circuit, or a fixture where there's never been one, I do that work too. One person handles the whole job instead of a handyman doing half and a second trade billing a separate trip minimum for the rest.

The part that goes wrong on a simple fixture swap is almost always the shutoff valve. Old multi-turn stops seize in place and then weep or fail outright when you finally move them, which turns a twenty-minute faucet swap into water on the floor. I test every shutoff before starting and replace failing ones with quarter-turn valves. It adds a little to the job and saves you the version where a routine swap becomes a flood.

Ceiling fans have one wrinkle worth knowing: a standard ceiling box is not rated for a fan's weight and vibration, so if yours isn't fan-rated it needs replacing with one that is — that's part of the job, not an upsell. And where there's no box or switch leg at all, running one is on the table too; a fan in a bedroom that's never had one is a normal job here, not a referral.
