A clogged gutter doesn't announce itself until it's already caused the damage — water over the back edge into the fascia, ice dams in January, or a soaked foundation corner. Cleaning is cheap insurance, and doing it with someone who fixes what they find is the difference between a chore and maintenance.
The approach
The value of a cleaning is mostly in what gets caught while I'm up there. A seam starting to drip, a hanger backing out, a low spot holding water, the first soft spot in a fascia board — every one of those is a five-minute fix during a cleaning and a real repair a year later. That's why cleaning and repair are one service here, not a cleaning crew that points at problems and leaves.
Front-range timing matters more than a calendar interval. The fall clean matters most after the cottonwoods and ashes actually finish dropping — too early and you're paying twice. The spring clean catches what winter blew in and, more importantly, confirms the system drains before the May-June storm season, which is when an overflowing gutter does its foundation damage. Pine needles are their own problem: they mat into a thatch that sheds water right over the edge while looking harmless from the ground.
Ice dams start in dirty gutters more often than people think. A gutter full of wet debris freezes into a solid block, the block becomes the anchor for refreezing snowmelt, and the ice climbs up under the shingles from there. A clean, free-draining gutter doesn't prevent every dam, but it removes the most common starting point — which makes the late-fall clean the one with the highest stakes attached.
