Painting & Pressure Washing in Lakewood, CO

Painting here runs the whole range: finishing the wall after a patch, one room that needs freshening, and full interior or exterior repaints. It's the same hands on every version — and the same rule, which is that the prep decides how the paint looks in year five.

The approach

How I handle painting & pressure washing.

The advantage of a contractor who paints is that the repair and the finish are one job. Most repaints uncover something — nail pops, a water stain that needs sealing and its source fixing, soft exterior trim, failed caulk. A painting crew paints over it or stops and tells you to find a handyman. I fix it and keep going, which is how the paint ends up on sound surfaces instead of over problems.

The thing worth knowing about touch-ups is that they often don't blend. Paint fades and shifts as it ages, and even a perfect color match out of the original can from five years ago will read as a patch against the wall around it, particularly in sheen. Sometimes touching up is exactly right. Sometimes painting the whole wall corner to corner is the only thing that actually looks good, and I'd rather tell you that up front than have you pay for a repair you can see from the doorway.

Pressure washing sits here because it's usually the prep step. Decks, fences, siding, patios, and driveways all clean up dramatically, but the pressure has to match the surface — high pressure on soft wood raises the grain and gouges it, and on old mortar it strips the joints. Lower pressure with the right cleaner does a better job and doesn't create a second repair.

What’s included

Every painting & pressure washing project includes:

  • Surface prep — patched, sanded, and primed before any color goes on
  • Cut lines done by hand, not chased with tape and hope
  • Furniture moved and covered, floors protected, cleanup at the end
  • Trim, doors, and casing repainted with proper degreasing and sanding first
  • Straight talk when a touch-up won't blend and a full wall is the real answer
  • Low-VOC and greener products wherever the job allows
