Concrete cracks in Colorado aren't a maybe — freeze-thaw guarantees them. What's optional is what happens next. Water gets into an open crack, freezes, and pries; by spring the hairline is a gap and the gap is heaving. Sealing cracks while they're small is the cheapest concrete work you'll ever buy.
The approach
Freeze-thaw is the whole story of front-range concrete. Water finds any opening, freezes overnight, expands nine percent, and wedges the crack wider — thirty-plus freeze cycles a winter here means an unsealed crack grows every year, guaranteed. Sealing breaks the cycle by keeping the water out. The materials matter: rigid fillers crack right back out in our swings, so the job wants flexible polyurethane-type sealants that move with the slab, applied to a clean, dry crack at the right depth-to-width ratio.
This work stays honestly scoped to nonstructural repair — which covers most of what metro driveways and patios actually have. Shrinkage cracks, freeze-thaw cracks, sealed control joints, surface spalling from ice-melt: all fixable, all worth fixing. What this page isn't: mudjacking, slab replacement, or structural foundation work. When a crack pattern says settlement or heave — one side higher than the other, cracks that step through blocks, doors sticking in the house nearby — I'll tell you plainly that it needs a concrete or foundation specialist rather than sealant and optimism.
Trip hazards and curb appeal both count. A sidewalk crack that's lifted an edge is a liability, and a driveway spiderwebbed with open cracks reads as neglect from the street even when the slab is structurally fine. Filled and sealed properly — with the repair tooled flat and, where it helps, dusted to blend with the surrounding surface — the same slab reads as maintained. It's modest work with outsized effect, and it batches perfectly with a pressure-washing visit.
