Door Repair & Installation in Lakewood, CO

A door that won't latch is usually a ten-minute fix — once you know which of five causes you're looking at. Front-range houses move with our clay soils and our seasons, and doors are where a house shows it first. The craft is fixing the actual cause instead of shaving the door every autumn.

The approach

How I handle door repair & installation.

The won't-latch complaint has a diagnostic order. Loose hinge screws first — years of use back them out, and the classic fix of one three-inch screw into the framing re-hangs half the sagging doors in the metro. Strike alignment second: houses move, the latch stops meeting its hole, and moving the strike an eighth of an inch cures it. Only after those does anyone touch the door itself with a plane. Doors that get shaved without diagnosis fit beautifully for one season and rattle loose the next.

Seasonal sticking is a Colorado specialty. Our clay soils swell and shrink with moisture, frames rack subtly through the year, and wood doors themselves take on winter dryness and summer humidity differently. A door that sticks only in spring is telling you about water near the foundation as much as about the door. I fix the door properly either way — but I'll also tell you what it's reporting, because a door is often the cheapest early-warning system a house has.

Exterior doors are a system, not a slab. The threshold, sweep, weatherstripping, lockset alignment, and the seal to the framing all decide whether a winter wind stays outside. Installation covers the whole assembly — set square, foamed and sealed at the frame, flashed where weather demands, hardware aligned so the deadbolt throws with a fingertip. A well-hung entry door closes with a soft, expensive-sounding thunk. That sound is adjustable, and it's the audible version of no drafts.

What’s included

Every door repair & installation project includes:

  • Diagnosis first: hinges, strike, frame, or foundation-season movement
  • Hinge, strike-plate, and latch corrections before anything gets cut
  • Interior doors — slab and prehung — hung plumb in openings that rarely are
  • Exterior and entry doors installed, sealed, insulated, and locking smoothly
  • Weatherstripping, sweeps, and thresholds that actually stop the draft
  • Locks and deadbolts installed and aligned so keys turn without the wiggle
