How I handle rental turnover & make-ready.

Turnover work is triage against a date. The walkthrough sorts the unit into must-fix (safety, function, anything a tenant would flag on day one), should-fix (the wear that suppresses rent), and skip-for-now — then the list gets worked in trade order rather than room order: wet work and repairs first, patching next, paint after, fixtures and hardware last, so nothing gets done twice. It's the same week a five-contractor version spends on scheduling alone, and as a licensed contractor I can carry the plumbing and electrical items that stall other handymen mid-list.

The between-tenant window is also the cheap moment for upgrades that are miserable to do around a resident: swapping the beaten kitchen faucet, upgrading to lever handles and matching hardware, replacing the disposal that's been on borrowed time, adding the second smoke detector code now expects. Small money against a vacancy that's already open, and it photographs well in the listing. Colorado's rental rules get respected in passing — working detectors placed correctly, egress not blocked, locks rekeyed or replaced to your practice.
