Small kitchen remodel cost in 2026: what $5,000 to $30,000 really buys
A small kitchen remodel costs about $10,500 to $20,000 for 70 to 100 sq ft. Here's what each budget buys, and why small kitchens cost more per foot.

A small kitchen remodel costs about $10,500 to $20,000 for a 70 to 100 square foot kitchen (Angi, 2026). For a 100 square foot kitchen, Fixr's averages run from $7,500 for a cosmetic remodel to $25,000 or more for a high-end one, which can include a new layout (Fixr, 2025).
I'm Zack, a licensed contractor with 15 years on the tools, and I work across the west Denver metro. This is the small-kitchen chapter of my kitchen remodel cost guide: what each budget actually buys, and why a small kitchen costs more per square foot than a big one.

What counts as a small kitchen?
Angi puts a small kitchen at 70 to 100 square feet, and 100 square feet is a 10 by 10 room (Angi). The NKBA's kitchen planning guidelines count any kitchen under 150 square feet as small (NKBA). In the NKBA's 2016 study, new houses under 1,500 square feet averaged a 103 square foot kitchen (NKBA).
Houses of 4,000 square feet and up averaged a 238 square foot kitchen in the same study (NKBA). Somewhere in one of those 238 square foot kitchens, a drawer exists purely to keep dinner rolls warm, and you're allowed to resent that drawer a little. Only 12% of the kitchens in Houzz's 2026 study were under 100 square feet (Houzz), which makes the under-100 crowd a fairly exclusive club with very tight seating.

There's a faster test than a tape measure. Open the dishwasher, then try to open the oven. If the two doors meet in the middle and somebody has to back up, like two pickups on a one-lane mountain road, you own a small kitchen.
The dishwasher usually wins. It's been practicing since the house was built.
If your tape measure says 12 by 12, your kitchen falls in the gap: small to the NKBA, but bigger than Angi's average small kitchen. Picture a kid at the county fair, too tall for the kiddie rides and too short for the roller coaster. That room has its own price guide, part by part.
The big national cost studies measure bigger rooms, or a much wider range of rooms, than either definition. Cost vs Value prices a 200 square foot test kitchen, a room that only exists on paper and still has more counter space than you do.

So check the tape measure behind any headline that prices a "smaller" kitchen at $46,000. Houzz's runs all the way to 250 square feet, which to anyone standing in a galley is a ballroom.
What $5,000 to $30,000 buys in a small kitchen
In a small kitchen, about $5,000 buys a do-it-yourself refresh, going by one owner's receipts (r/kitchenremodel). Hired out, Fixr's averages for a 100 square foot kitchen are $7,500 for a cosmetic remodel, $10,000 for a budget one, $15,000 for mid-range with new appliances and $25,000 or more for high-end, which can include a new layout (Fixr). Angi's small-kitchen range tops out at $20,000 (Angi).

So yes, a small kitchen can be redone for $5,000 as long as the labor is free and the free labor is you. That owner bought the appliances on a Black Friday sale and sprayed the cabinets themselves, which they called by far the most time-consuming part.
Anybody who's painted a cabinet door knows why. Door one is a craft project. By door nine your shoulder has filed a formal complaint, the drying rack has taken over the garage and you've started to suspect the doors are breeding.

Then there's Denver. One homeowner here posted two bids for a cosmetic galley remodel, with no walls, plumbing or wiring moving, and both came in just under $100,000 (r/Denver). A plumbing contractor in the thread called it way high, and a galley you can cross in four steps doesn't need a $25,000-a-step kitchen.
Why a small kitchen costs more per square foot
A small kitchen costs more per square foot because the appliances, some of its priciest parts, don't shrink with the room. In a 100 square foot kitchen the appliances alone average $5,000 of Fixr's $15,000 average, a third of the job (Fixr). Fixr's cabinet installation guide puts a 10 by 10 kitchen at 16 linear feet of cabinets, just over half the 30 feet in a 12 by 15 kitchen, a room nearly twice the size (Fixr). Cabinets do shrink with the room, like a wool sweater that went through the dryer and somehow came out cheaper.

An estimating firm ran the numbers on paper, the only place two kitchens ever get identical work and finishes, and priced that work at $320 a square foot in a 100 square foot kitchen, against $220 in a 200 square foot one (Nedes Estimating). The big kitchen costs more in dollars. The small one costs more for every foot you can stand on, and in a galley there aren't many feet to stand on.
The fridge has no idea how small your kitchen is. It shows up at full price and full height, wants its own outlet (and a water line, if it makes ice), and stands there like a houseguest who never once asked how big the guest room was.
So a high price per foot usually isn't padding. It's arithmetic with a refrigerator in it. When a small-kitchen quote looks high, read the line items before you judge the total.
Small kitchen cabinets: paint, reface or replace
Cabinets are where a small kitchen budget is won or lost, and there are three ways to buy them. Hired out, painting a small galley's cabinets costs $900 to $1,500 (Angi), refacing a kitchen under 150 square feet costs $4,400 to $6,875 (Fixr), and new cabinets for a 10 by 10 kitchen cost $2,400 to $10,400 installed at mid-range prices (Fixr).

That's a wide spread for a row of boxes whose main job is hiding the plastic bag full of other plastic bags. Every price in both tables includes the labor, because a new cabinet has never once climbed onto the wall by itself.
At these prices, new doors cost about what new stock cabinets do. Refacing 16 feet at Fixr's average of $275 a foot is about $4,400, and new stock cabinets for the same 16 feet run $1,600 to $4,800 installed, plus $350 to $1,000 to haul the old ones away. Refacing earns its price when the boxes are better built than stock ones and you want new fronts on them. Painting is where keeping your cabinets saves real money: $900 to $1,500 for a small galley.
Before you compare two cabinet bids, ask each bidder how they counted the feet, because a linear foot isn't a standard unit. Some suppliers measure the wall once, and others count the upper and lower runs separately, so the same 10 by 10 kitchen is about 20 feet one way and about 40 the other (Nedes Estimating), and Fixr doesn't say which way it counted its 16 feet. So when one bid comes in at half the price per foot, hold off on the victory lap around the kitchen island you don't have. It can be the same kitchen at the same price, with the wall counted once for the uppers and again for the lowers.

Keeping good cabinets is the biggest single saving in a small kitchen, which is easy to forget once someone hands you a ring of door samples. In 2022, one homeowner on a DC-area forum got bids of $27,000 and $29,000 for a small galley. Both included new cabinets they didn't want, because their old ones were in good shape. When they insisted on keeping them, the same two contractors came back at $19,000 and $21,000 (DCUM forum).
That's $8,000 a bid for cabinets they already liked, which is the kitchen version of going in for an oil change and getting walked over to the new-car lot.
Keeping them only works if the boxes are sound. Fixr says refacing needs cabinets that are structurally sound, and water damage can mean replacing them (Fixr). Particleboard that's swollen around the sink like a cookie dunked in milk is done, however nice the doors look.
Most people still go all in: 68% of renovating homeowners replace every cabinet (Houzz). If yours are solid and square, a coat of paint keeps most of that money in your pocket, and new doors make sense when the boxes are better built than anything stock.
Counters, backsplash and floors: where a small kitchen saves
Surfaces are where a small kitchen pays you back, because you buy so little of them. A 100 square foot kitchen has about 30 square feet of counter, so quartz runs $1,800 to $3,000 and granite $2,100 to $4,200 (Fixr). A small backsplash costs $600 to $1,300 (Angi), and new flooring averages $1,100 (Fixr).

| Luxury vinyl plank floor | $400 – $1,600 | Fixr |
| Ceramic tile floor | $1,500 – $2,000 | Fixr |
This is the one aisle where a small kitchen gets to feel rich. All its counter put together covers about 30 square feet, a little less than a queen-size mattress. So the jump from laminate to quartz costs a couple of thousand dollars, not a second car.

So go back for the tile you actually wanted, the one you picked up, flipped over to check the price and set down very gently, like it might bite. Angi's whole range for a small backsplash runs $600 to $1,300, so in a small kitchen the nice tile costs hundreds more, not thousands. Floors work the same way, which is why a small kitchen is the best place there is to stop settling on flooring.
Moving the sink: the most expensive few feet in a small kitchen
Moving the sink or an electric range can add $1,000 to $4,000 for the plumber or electrician, and taking out a load-bearing wall can add $2,000 to $3,000 (Fixr). On a $10,000 small kitchen, the sink move alone can add 40%. More than half of renovating homeowners (52%) change the layout anyway (Houzz).

Asking to move the sink feels like asking someone to scoot down one seat at the movies. Under the floor it's more like asking the whole row to switch theaters, and the row is made of copper.
If your sink sits under the window, that's where the drain and the vent went when the house was built. You already paid for both when you bought the place, so leaving them alone is the cheapest decision in this whole post.
The fridge is the bargain of the bunch. If it has an ice maker, moving it means rerouting the water line, which adds about $1,000 (Fixr). That's the very bottom of the sink's range, and the most reasonable thing a fridge has ever done.
Small kitchens in older west-metro houses
Older houses bring two rules into even a small kitchen. In Colorado, disturbing more than 32 square feet of flooring, drywall or ceiling needs a certified asbestos inspection first (CDPHE), and a 70 square foot kitchen floor is more than double that. In a home built before 1978, a contractor who disturbs more than 6 square feet of paint in a room must be an EPA-certified firm (EPA).
Colorado asbestos inspection
What triggers it: Disturbing more than 32 sq ft of flooring, drywall or ceiling (CDPHE)
In a 70 to 100 sq ft kitchen: The floor alone is more than 32 sq ft. A home built after 12 October 1988 can be exempt, but only if its architect or project engineer, or a certified asbestos inspector, checks and signs the state’s form saying no asbestos was used
EPA lead-safe rules
What triggers it: Paid work in a home built before 1978 that disturbs more than 6 sq ft of paint per room inside (EPA)
In a 70 to 100 sq ft kitchen: A cabinet tear-out and the drywall patching behind it usually disturb more than 6 sq ft of paint
Lakewood permit
What triggers it: All but very minor cosmetic work (Lakewood)
In a 70 to 100 sq ft kitchen: Most small remodels need one
Denver permit
What triggers it: New or moved plumbing or electrical fixtures, or a changed floor plan; like-for-like swaps are exempt (Denver)
In a 70 to 100 sq ft kitchen: About $210 for a $15,000 job’s building permit and plan review, plus any trade permits, by my arithmetic from the fee table
| Rule | What triggers it | In a 70 to 100 sq ft kitchen |
|---|---|---|
| Colorado asbestos inspection | Disturbing more than 32 sq ft of flooring, drywall or ceiling (CDPHE) | The floor alone is more than 32 sq ft. West-metro houses are old enough for both rules: Lakewood's median home was built in 1977 and Wheat Ridge's in 1965 (Census Reporter). The full Colorado rules are in my main kitchen cost guide.
A small kitchen feels like it should get a small-kitchen discount on paperwork. It doesn't. The state measures square feet, not coziness, and a galley floor clears 32 square feet the way a toddler clears a puddle: completely, and on purpose.
So unless your house was built after October 1988 and has the state's signed no-asbestos form, put the asbestos inspection in the budget from the first estimate, before any flooring or drywall comes up.
Where I'd spend a small-kitchen budget in a west-metro house
Three of every four homes in Wheat Ridge, and more than half in Lakewood and Arvada, were built before 1980 (Census Reporter). So a small kitchen here may well be older than the person paying to remodel it, and whatever's behind its cabinets could be just as old.
In a house that age, the cheapest small kitchen comes down to two decisions. Leave the sink where it is. If it's under the window, every owner since the house was built has stood right there doing dishes and quietly judging the neighbor's lawn, and you can carry on the tradition for free. Then find out whether the cabinet boxes are worth keeping, before anyone orders new ones.
Spend what that saves on the things you touch every day: the counter, the faucet and the lights. Nobody has ever stood in a finished kitchen and admired the drain line.

I do the carpentry, plumbing and electrical myself, so a small kitchen isn't waiting on three trades to line up their calendars. In a room this size, one trade waiting on another stalls the whole kitchen, because there's nowhere else to work. A big kitchen can hide a stalled job behind the island. A galley just stands there half-finished, making eye contact.
My kitchen remodel timeline shows where those waits fall, week by week.
A customer named Amanda wrote after a bathroom remodel that I "kept us updated as the work progressed." In a small kitchen that matters even more, because you're living about ten feet from the job: close enough to hear every drill, smell every coat of primer and start greeting the microwave on the dining-room table like a roommate.
And the fridge? It'll cost the same as it would in a mansion. Let it. Everything else in a small kitchen gets cheaper the moment you stop moving the sink.

Small kitchen remodel cost FAQ
- How much does a small kitchen remodel cost?
- About $10,500 to $20,000 for a 70 to 100 square foot kitchen, by Angi's 2026 range. For a 100 square foot kitchen, Fixr's averages run from $7,500 for a cosmetic remodel to $25,000 or more for a high-end one.
- Can I remodel a small kitchen for $10,000?
- Yes. Fixr's budget remodel of a 100 square foot kitchen averages $10,000: budget cabinets and counters. Or paint the cabinets you have, at $900 to $1,500 for a small galley by Angi's figures. Either way, keep the appliances that still work and the sink where it is: Fixr says moving a sink can add $1,000 to $4,000.
- Can you redo a small kitchen for $5,000?
- Only if you do most of the work yourself. One homeowner redid a small kitchen for about $5,000 by spraying the cabinets and buying appliances on sale. Hired out, Fixr's cosmetic remodel of a 100 square foot kitchen averages $7,500.
- Is $30,000 enough for a small kitchen remodel?
- Usually, for a 70 to 100 square foot kitchen. Fixr's high-end tier for a 100 square foot kitchen starts at $25,000 and can include a new layout and moved plumbing. Houzz's $46,000 median for a major remodel runs higher, partly because it takes in every kitchen under 250 square feet, more than twice this size.
- How long does a small kitchen remodel take?
- Redoing a small kitchen takes about five to nine weeks: five to seven for a 100 square foot kitchen by Fixr's estimate, six to nine by Angi's. Permits stretch it, and custom cabinets alone can take six to eight weeks to build. A cosmetic refresh, like painted cabinets, takes one to two weeks, Angi says.
